Here are 8 easy steps you can use for each room in your home to stage it quickly and with a bit of professionalism.Stand at the entrance to each room. This is the most likely place prospects will first see each particular space. You want people to feel comfortable enough to step into that room. Staging will help draw them into that space. Choose a focal point for each room. This usually revolves around the main purpose of the room (i.e. in a bedroom, the main focal point for that space is the bed). The room's purpose is what you will focus everything else in the room towards. Create a plan to stage your house. When you can vocalize the focal point for each room, the next step is to create a simple plan for that room. Each room will have it's own plan. This will help you get going and off your butt. The plan should include the focal point, basic colors to incorporate into the room, and the few accessories you'll need to help the prospect clearly see the focal point. Clear out ALL of the clutter. In most cases you want to remove just about everything from the room so you can see the room without anything. If possible, just put everything in another room, or in a nearby hallway. This will give you a good idea of the room's structure. Place the focal point. Ideally, the focal point should be placed on the opposite side of the main entrance. Then carefully add as few items as possible to enhance that focal point and then stop. The rest of the things that did not go back into the room, should be taken to the storage locker unless you'll be able to use a particular item somewhere else. Arrange the furniture. Each room should have a logical arrangement. (i.e. beds opposite the doorway, sofas in front of the fireplace, living room furniture arranged in conversational settings. Add as few accessories as possible. Accessories can be anything that helps emphasize the focal point of the room. They can be items from other areas of the house, or specially purchased just for this staging. Remember: less is more! Review your efforts. Once you've completed staging for each room, stand in the doorway again and review the results. What else can you do to make it better? Is there anything that room really needs to make it complete?
