Until recently, the real estate industry only represented the Seller. That is an important point to remember. What it meant was that if you were looking to buy a house and you contacted a real estate agent about a house, that agent ALWAYS represented the SELLER.

However, a growing number of real estate agents as well as the public, want Buyers to have an equal level of representation in the real estate transaction.

Today there are several organizations promoting this concept. That is, the BUYER hires a real estate agent to represent them, and not the SELLER. That means that the BUYER pays a fee to the agent to help them look for a property. These are called Exclusive Buyer Agents.

An Exclusive Buyer Agent will help assist the buyer not only in finding a suitable property, but they will help negotiate the best price and terms for the BUYER and not the SELLER!

Without that contract, any real estate agent will not be representing YOU (THE BUYER). They will always be representing the seller.

An Exclusive Buyer’s Agent whose job is to educate you about homes available and what you should offer by preparing a Comparative Market Analysis (CMA) or property value study. Your exclusive buyer’s agent will also protect your interests by including typical contingency clauses for a satisfactory appraisal, home inspection, and mortgage commitment.
